We actively manage listings on Airbnb, Booking.com and Vrbo, plus a direct-booking channel via bookings.mrpropertysiam.com. All four channels are synchronised through our Hostaway property management system, preventing double-bookings and keeping rates consistent across every platform.
Our management commission is 15% (The Host), 20% (The Manager), or 25% (The Ultimate) of gross rental revenue — plus a 10% finder-fee-only Agent option for owners who self-manage. We run all three OTAs plus direct bookings through Hostaway, our central channel manager. When a booking is confirmed on any platform, Hostaway automatically blocks those dates everywhere else within minutes. Every arrival is met in person by a member of our team. They greet guests at the villa, walk them through the property, cover pool safety and house rules, and remain available throughout the stay. For a villa that's guest-ready, we typically onboard within 10–14 days: photography, listing creation, Hostaway setup, pricing configuration and a team walkthrough. If staging or repairs are needed first, timelines extend accordingly.
Both. Minimum stay rules are a dynamic pricing lever — in low season, we often open to shorter stays and apply last-minute discounting to fill gaps. In high season, we set higher minimums to prevent single-night bookings from blocking more valuable weekly reservations. It's calibrated per property, not a blanket policy.
