Every unit sold into the programme comes with an owner portal — live calendar, income and expense reporting, per-booking invoices, and photo-documented housekeeping and maintenance history. Owners keep full control of their own calendar and can block dates for personal stays at any time, on every unit, without asking permission.
This is the same system we run for our existing 90+ villas under management — not a bespoke build for one project. It's called Host Pilot Pro, and it's what makes "transparent reporting" a checkable fact instead of a sales phrase.

Built around Thai short-stay rules
We operate with Thai Hotel Act B.E. 2547 considerations for short-stay rental in mind on every villa we manage, and we are Marriott Homes & Villas approved — a standard Marriott applies its own vetting to reach. We are not your project's legal adviser: compliance decisions for your specific development should be made with your own lawyers and licensing advisers, and we're glad to work alongside them on the operational side.

Frequently asked
Do you take on the whole project or individual units?
Both. We can run the rental programme for an entire development under one consolidated agreement with you, or manage individual units directly with each buyer as they complete their purchase. Most developer partnerships end up as a mix of the two — tell us your structure and we'll model it.
What commission do you charge?
Our management fee is quoted per project once we know unit count, target guest profile and services required — it's the same fee structure whether the owner is an individual buyer or the project itself during an unsold-inventory period. We'll give you exact numbers before you commit to anything.
Who pays for the rental-programme setup?
Setup costs (photography, listing copy, OTA account configuration, operational scheduling) are typically built into the per-villa onboarding once a buyer signs, similar to how any new owner joins us. For whole-project setup ahead of handover, we scope and quote this with you directly — it varies by project size.
What if a buyer wants to self-manage later?
Owners keep control of their own villa. If a buyer wants to leave the programme after handover, that's between us and them under the individual management agreement — it doesn't affect your project or other units.
Do you handle rental-guarantee structures?
We can support a rental-guarantee sales structure operationally — running the villa and reporting actual performance against the guarantee — but the guarantee itself is a commercial commitment between you and the buyer, not something we underwrite. We're happy to talk through how this has worked on other Samui projects.
What happens to unsold units?
We can manage unsold inventory as short-stay rentals on your behalf, generating income while units are still on the market and giving prospective buyers a live example of real performance, not a projection.
How quickly can a unit start earning after handover?
Typically 2–4 weeks per villa once we have access — photography and multilingual listing copy, OTA publication, operational schedules and dynamic pricing all need to be in place first. Projects with several units handed over together can run this in parallel across the batch.
