Honest assumptions, not wishful thinking
The numbers above use real Mr Property Siam portfolio benchmarks from 2024–2026, blended across a full 12-month year — including the slower May–November shoulder and rainy seasons. They assume professional photography, multi-channel distribution (7 OTAs + direct), dynamic pricing and consistent in-person guest greetings. This calculator is intentionally conservative. Top-performing trophy villas can exceed these numbers, but most owners we onboard from a self-managed or single-channel setup land within 10% of these projections in year one. Self-managed single-channel villas typically earn 25–40% less gross revenue than these figures.
