Airbnb's search algorithm weights several factors that professional management directly influences. Understanding these is the difference between page one and page five.
Response rate and speed. Airbnb tracks your response rate as the percentage of booking enquiries you reply to within 24 hours. We respond to every message within 60 minutes during operating hours. Slow responses trigger algorithm penalties that are difficult to recover from.
Overall review score. Properties rated below 4.7 are progressively deprioritised. Consistent 5-star scores require consistent operations — not hoping guests are generous. Turnover cleaning quality, accurate listing descriptions and a proper in-person arrival are what drive 5-star reviews, not luck.
Booking acceptance rate. Accepting a high proportion of booking requests signals to Airbnb that you're an active, reliable host. We manage this actively, screening and accepting appropriate bookings promptly.
Calendar availability. Listings with frequently blocked calendars rank lower. We manage owner-block requests to minimise algorithm impact — often batching blocks during low-season periods when they cause least damage to ranking.
Pricing competitiveness. Airbnb's algorithm factors in whether your price is competitive against similar properties in the area. Dynamic pricing keeps your rates in the right range — not so low you leave money on the table, not so high you lose bookings and fall in the rankings.

The Host tier (15% commission) covers OTA management, channel sync and guest communications. The Manager tier (20%) adds turnover cleaning coordination, in-person arrivals and dynamic pricing calibration — turnover services are coordinated by us but billed at supplier cost. The Ultimate tier (25%) absorbs the per-reservation turnover bundle (cleaning, laundry, welcome pack) into the commission and adds a dedicated portfolio manager, revenue consulting and combo discounts on recurring services. Recurring operational services (deep cleans, pool, garden, pest control, waste) are billed separately in every tier.

Airbnb Plus requires a minimum 4.8 rating, verified amenities and a quality inspection. Airbnb's premium positioning (formerly Luxe) sets a high bar on design, photography and service standards. Airbnb pays the host account 24 hours after guest check-in. Your net revenue after management commission is transferred on a fixed monthly or per-booking schedule, with a clear statement. No black-box accounting — every booking and payout is visible in your Hostaway owner portal.
Technically yes, but it creates double-booking risk if you're independently listing on Booking.com or Vrbo. We strongly recommend managing all active OTAs together through Hostaway. If Airbnb-only is genuinely your requirement, we can discuss it during an initial call.
