We work entirely with in-house teams and trusted local suppliers. Our painters, carpenters and finishers are people we've worked with for years — not random contractors found via Facebook. We pay them properly, they show up on time, and the work is done to a standard you'd accept in your own home.
What we don't do: structural work, kitchen rebuilds, bathroom rip-outs, pool resurfacing, electrical-system overhauls, building permits, architects. Those projects need a different kind of project manager and a different time horizon (months, not weeks). If a full renovation is what your villa needs, we coordinate it through our trusted Samui contractor partners, supervise on your behalf, and bring you into the decisions — but the heavy lifting is done by specialists, not by us swinging hammers.
Most owners we work with do one refresh project a year, usually in low season (May or September) when bookings are thinnest and the work can happen across 2–3 weeks without losing high-season revenue. Some projects (a bedroom repaint, a teak restore) can be done between two guest stays in 4–6 days. We plan it around your booking calendar, not against it.

Breathable, anti-mould tropical-grade paints. Standard European-spec paints tend to bubble within a year on Samui because they trap moisture. We use TOA, Beger, or Jotun lines that are designed for Southeast-Asian humidity. We can also use specific brands on request.
Yes, for smaller projects. A single bedroom refresh or a teak restoration can fit in a 4–6 day window between bookings. Bigger projects (whole-villa repaint, full soft-furnishing refresh) are best scheduled in your low-season gap — usually May, September or early October on Samui.
Light advice yes — colour palettes for tropical light, fabric choices that survive humidity and UV, fixture brands that hold up to salt air. For full interior-design work involving floor plans and bespoke pieces, we partner with two local Samui interior-design studios and can introduce you.

Almost always, yes. Teak that has greyed out, lost finish, or developed surface cracks can usually be sanded, oiled and refinished to look 90% as good as new — at a fraction of replacement cost. We assess each piece on the site walk and tell you honestly which items are worth restoring and which are at the end of their life.
