Terms & Conditions

These Terms & Conditions govern your use of the website mrpropertysiam.com and all services provided by Mr Property Siam Co., Ltd. ("Mr Property Siam", "we", "us" or "our"), including villa rentals, property management, concierge services and related offerings.

1. Acceptance of Terms

By accessing or using our website or services, you agree to be bound by these Terms. If you do not agree, please do not use our services.

2. Bookings & Reservations

All bookings are subject to availability and confirmation. A reservation is only confirmed once the deposit has been received and our team has issued a written confirmation. You must be 18 years or older to make a booking.

3. Payments & Refunds

Payment terms are communicated at the time of booking. Unless otherwise stated, a deposit of 30% is required at the time of booking and the balance is due 30 days before arrival. Bookings made within 30 days of arrival require full payment at the time of booking.

Refunds are governed by the cancellation policy disclosed in your booking confirmation. Where a booking is made through a third-party OTA (Airbnb, Booking.com, Agoda, etc.), that platform's cancellation terms apply.

4. Guest Conduct & House Rules

Guests agree to respect the property, its neighbours and local laws. Smoking, illegal substances, unauthorised parties and exceeding the maximum occupancy are not permitted. We may charge for damages, excessive cleaning, or losses caused during your stay.

5. Property Management Services

Owners engaging Mr Property Siam for property management agree to the additional terms set out in the individual management agreement. These Terms apply in addition to, and do not replace, the management agreement.

6. Liability

To the maximum extent permitted by law, our liability is limited to the amounts paid by you for the relevant booking or service. We are not liable for force majeure events, third-party actions, or consequential losses.

7. Intellectual Property

All content on this website — including text, images, logos and code — is owned by Mr Property Siam Co., Ltd. or used under licence and may not be copied or reused without written permission.

8. Governing Law

These Terms are governed by the laws of the Kingdom of Thailand. Any disputes will be resolved in the courts of Koh Samui, Surat Thani, Thailand.

9. Changes to These Terms

We may update these Terms from time to time. The current version is always available at /legal/terms-and-conditions.
