Villas for Sale in Koh Samui

We are not a real estate agency. Mr Property Siam is a villa management company. The villas listed here are properties already in our portfolio — homes we manage day in, day out, where the owners have decided to sell.

Because we run these villas, we know exactly what they earn, what works, what doesn't, and what makes them special. That is the difference between us and a traditional broker: we don't just show you the property — we show you the numbers behind it.

Why Trust These Listings

When the owner of a villa we manage decides to sell, it makes sense for us to introduce it to people who already trust us — instead of letting it disappear into a stack of generic agency listings.

We know the market

Our day-to-day work is reading the Samui rental market — ADR, occupancy, seasonality, OTA performance. We tell you what each villa is worth based on what it actually earns.

We know the property

We know the roof age, the pool pump, the WiFi quality, the staff, the neighbours, the road access in monsoon. The kind of things a viewing tour will never reveal.

We know the returns

Each listing comes with the actual rental performance from our books — gross revenue, net to owner, occupancy. No fairy-tale projections. Real numbers, owner-verified.

Available Properties

A small, hand-picked selection from our managed portfolio whose owners are open to offers. Buy one and we keep managing it — you inherit a working business, not just a building.

Logistics for Buyers

Getting to Koh Samui

Four realistic ways to reach the island when you come to view property. The right route depends on whether you value time or money — most buyers fly direct on the first trip and try the budget combo on the second.

Bangkok Airways direct

BKK → USM in 1h 15m. 2,750–6,500 THB one-way. Fastest, simplest, lands you on Samui itself.

Surat Thani + ferry

Budget airline to URT then bus + ferry. 6–7h total but saves 5,000–10,000 THB per couple round-trip.

Nakhon Si Thammarat + ferry

Quieter alternative to Surat Thani. Similar 6–7h door-to-door, slightly cheaper ferry leg.

Overnight train + ferry

Sleeper train Bangkok → Surat Thani then ferry. Slow and characterful — not for tight schedules.

Investor Tip — From Adam's Notebook

The 300-baht card most foreign owners don't know about

If you own property on Koh Samui, Koh Pha Ngan or Koh Tao, Bangkok Airways will sell you a Samui Resident Card for around 300 THB. It gives you 30% off Y and C class fares on every Bangkok Airways route through Samui (USM) for two years.

For an owner flying in two or three times a year, that single card pays for itself on the first leg and quietly cuts 50%+ off your annual flight bill versus walk-up fares. Foreign property owners qualify — the title deed is the proof.
