Bang Por

North-west Samui — the local seafood strip with real beachfront value.

The Character

Bang Por is where locals come for dinner. The beach road is lined with tin-roofed seafood restaurants where your fish is swimming an hour before it hits the grill. Almost no hotels, mostly villas behind coconut plantations.

The Beach

Long, shallow west-facing sand with spectacular sunsets and the flattest water on the island during the east-coast monsoon.

Where People Eat

Seafood row: Bang Por Seafood, Hemingway's, Krua Bang Por, plus the famous Five Islands Restaurant at the north end.

Who Bang Por Suits Best

Sunset-chasers, long-stay guests, families with young kids, and owners who value land size over central location.

Rental Outlook for Owners

Lower ADR than the east coast but much larger plots of land for the money. Sunset-view villas command a premium.

Why Buy Here

One of the last areas where 500+ sqm beachfront plots remain available at rational prices.

Nearby

Maenam (10 min), Nathon (15 min), Bophut (20 min).

Practical Guide

The beach faces north. Bang Por is a five-kilometre stretch of shallow, flat sand on Samui's quiet north coast — the beach itself is wonderful for long walks and dog runs, but the water is turbid year-round (the reason no beach club has ever taken hold here) so it's not a snorkelling beach. Sunset here is exceptional because the sun drops over the water rather than behind a hill.

Seasonality. Bang Por holds up best in the May–September shoulder when the east coast is hit by short southwest squalls — the north coast sits inside the gulf and stays calm. October–December gets the most rain. Peak villa demand still concentrates December–February.

Drive times. Bo Phut / Fisherman's Village 12 minutes east. Maenam 5 minutes east. Nathon 18 minutes south-west. Samui Airport 18 minutes. Chaweng 22 minutes. The 4169 ring road through Bang Por is one of the smoothest sections on the island — easy driving at any time of day.

Day-to-day amenities. Nearest large supermarket: Tesco Lotus Maenam (5 minutes) or Big C Bo Phut (12 minutes). Nearest A&E: Samui International Hospital in Bo Phut (12 minutes) or Bangkok Hospital Samui (20 minutes). The Bang Por beachfront has a string of cheap, locally-loved seafood shacks — the best are around the Six Senses end of the beach and around the Anantara approach road.

For owners. Bang Por is one of the last areas on Samui where it's still possible to buy beachfront land at sub-Phuket prices. Plot availability is moderate, build cost is reasonable (flat lots, no engineering complexity), and ADR for a well-presented 3-bed beachfront villa runs 18,000–32,000 THB/night in peak. The trade-off is rental seasonality — the area skews more strongly to dry-season-only than the east coast does.

The expat angle. Bang Por has quietly become the most established long-term-resident area on the island. The community of European and Australian retirees here is large enough that there are weekly book clubs and Sunday morning football matches — useful for owners who want a long-stay rental customer base outside the OTA channels.
