How Your Rental Money Moves — The Mr Property Siam Payment Flow
One of the most common owner questions is "when exactly do I get paid, and how do I know the numbers are right?" Here is the honest, unvarnished answer.
Stage 1 — Guest pays the booking channel
When a guest books, the money usually goes to the OTA first (Airbnb holds 24 hours after check-in; Booking.com charges the guest at the villa but with their Payments by Booking, they collect too; direct bookings go straight to our Hostaway merchant account via Stripe). Stage 2 — Channel pays into our client-money escrow
All channels pay into a ring-fenced Thai Baht account in our client's name, not our operating account. This is the same model used by solicitors for client funds: your money is never commingled with ours and never available to our creditors.
Stage 3 — Monthly reconciliation
On the 1st of each month we reconcile every booking from the previous month against:
- OTA payouts actually received.
- Chargebacks / refunds.
- Verified operational costs (cleaning, linen, utilities, staff, repairs).
- Management fee per the signed agreement.
- Any withholding tax the tenant withheld at source.
Owners see this as a line-by-line statement inside the owner portal. Every expense line links to the underlying invoice or receipt.
Stage 4 — Payment to owner (by the 7th)
By the 7th of each month we transfer the net profit to your nominated account. We support three payout methods:
- Thai bank (THB) — instant, free.
- Wise multi-currency — same-day, mid-market FX, typical total cost 0.4–0.6%.
- SWIFT direct to foreign bank — 1–3 days, approx. USD 30 flat fee on our side.
Stage 5 — Year-end owner pack
In January we compile a year-end pack with a full P&L, every underlying receipt, withholding-tax certificates and a draft PND 90 for your accountant. This makes Thai tax filing a one-hour exercise, not a week-long nightmare.
What you can always see in real time
- Live calendar — bookings, blocked dates, upcoming arrivals.
- Live balance — money collected this month, pending payouts from OTAs, expenses incurred.
- Live expense log — every invoice, photographed and filed.
- Upcoming payouts — expected owner transfer date and amount.
The short version: your money lives in your name the entire time. Our fee is deducted last, after everything else is paid and reconciled. You'll never see a "management fee" line without seeing the revenue that earned it.
